View Full Version : buying a home in 100 yr flood plain??

We are considering purchasing a home that lies within the 100 yr flood plain. The home itself is built 2 feet above the base flood elevation, however, the crawlspace is within the flood plain. The home was built with a 4-5 ft deep crawlspace 33 years ago. Neighbors have never seen the home or crawlspace flood, but when my husband went into the crawlspace, he saw a few spots of standing water about 1/4"- high on top of the vapor barrier. Given Oregon's wet winters, it's possible this happens every winter and then dries out in the summer.

The water is not touching the structural supports, but we're worried that over time the presence of water vapor could erode the 4x4 wood posts even though they are pressure treated.

Should we forget about this house, or is it likely that we can mitigate the issue? I'd like to seek some advice before paying for the home inspection. Many thanks for your input!
