View Full Version : Sealant for water seepage through concrete floor

HELP!!! Is there anyone that can provide insight on the effectiveness of RadonSeal (or any other sealant) for waterproofing? I just had a whole new waterproofing system installed that works perfectly on the walls of the basement (along with a new sump pump, stair drains, etc), but with the torrential rains we've had over the last week or so, we are finding parts of the poured concrete floor (random areas) wet/damp as moisture is coming up from the ground. I started looking into sealants, but can't seem to find out IF they work and if so, which is BEST? I am about to have new flooring put on top of the concrete, but am frightened now with this problem. Any insight is appreciated!

Whatever you do, don't put anything down until you have this problem solved.
1.) There are many new sealant technologies coming out for sealing concrete floors. They are still all chemical based and many haven't been tested for more then a few years. It's hard to say whether or not they'll work in the long run, but it's believed that chemical sealants break down over long periods of time while in contact with moisture of any level.
2.) Did the people who installed the interior system say anything about the system's ability to deal with the water underneath the concrete floor?
It could be as simple as running a lateral drain in the center of the floor and connect it to the drain. Not knowing the design of the drain itself makes it harder to know how to properly solve this.
I would also contact the company that installed it to see if they cover floor leaks/cracks after they treat your basement with a full system.
The good news is that once you have that aspect solved, you can run a dimple shield barrier on the concrete and then put any style of flooring you want on top of that, but I wouldn't recommend installing directly on the concrete even after you have a lateral drain installed.
