My husband and I want to refinish our basement for our children to play. When we moved into this home (cape cod style) 6 months ago, we gutted the previous finished basement (from the 1970's) and had a hydrostatic pressure relief channel system put in by a professional with 2 sump pumps since we noticed basement water after a storm in the laundry room area and the paneling which was there was falling apart with mold and mildew and moisture. The walls were then cleaned, scrubbed and washed and cleaned with bleach and a sanitizer. We also are having new basement windows put in next week. New gutters and leaders were recently proffessionally installed and directed away from the house.

There is no water problems or spots or flooding. We don't live in a flood area either. We live in a nice neighborhood which is in an elevated area, not low lying. However, the front basement wall of the house has two areas on the basement wall which has damp spots after heavy rain. The damp spot is towards the bottom of the basement wall and one area toward the middle. No water is pouring out though. We have done everything. What else can we do? The sump pumps don't go on that often because we really didn't have much of a water problem even though we thought we might. We also use a dehumidifier (50 pint) which fills up in the summer months alot.

We also have efflorescence which we need to clean before sealing the walls. But what about the damp wet spots on those two corners of the house that we get? Should we be worried about those two damp wet spots before we paint and sheetrock? Would appreciate input ASAP. Thanks.
