We are interested in purchasing a house that has 6 - 8 foundation cracks in the basement and crawl space. The house is brick, built in the 1940s and there has been some shifting. A waterproofing firm has recommended $16,000 worth of repairs which includes $11,000 for putting in helical piers in 11 places.
My question is this: Knowing that the helical piers only stop shifting and don't correct the situation completely, is it really necessary? Isn't it possible that the shifting occured long ago and that it won't shift more? And how long does the process take, from start to completion where minor interior repairs can be done such as replastering?
